OUR CHARGES
These prices relate to our property sales and are to be used as a guide to assist you in calculating the cost of purchasing a home in Bulgaria. Under Bulgarian law it states that foreigners can not legally own land in Bulgaria, this is why a company is needed when purchasing property. Registering a company and purchasing a property can take several weeks during which numerous forms need to be completed and signed. Unless you are here in Bulgaria for this period you need to give POA (power of attorney) to a solicitor* to complete the process on your behalf. The POA's are specific in that they can only be used for forming a company and purchasing the property on your behalf.
The costs involved in purchasing a property in Bulgaria with us include the following:
• Registering a company: €475
• Bank deposit to open company account: €1 (As from 26th October 2009)
• Commission: 2.5% of purchase price, minimum of €450
• Notary fee: 2% of purchase price*
• Solicitor fee: €200*
• Change of services including electric, water & local taxes: €100
• Company Accounts: €65 per annum (nil return accounts)
* At BG Homes we can understand clients concerns about giving POA to solicitors that they do not know. That is why we can recommend a solicitor for you to use to complete the purchase of your property, or if you wish you can use your own independent solicitor. We take this approach with the Notary as well, you can use a Notary that we suggest or use one that you choose.
